Booking Conditions
This booking is subject to the following Booking Conditions. When a payment is made you are agreeing to our Terms and Conditions. Confirmation of the booking is acknowledgement of a binding agreement between the Guest and the Owner of the property. Please read these terms and conditions carefully.
Declaration & Agreement
I hereby acknowledge that I am the guest named on the Booking Form and I have read and I understand the following booking conditions and that all information provided by me herein is true and correct. I further agree that the stated conditions will apply to this booking in accordance with The Arc Bondi Beach Booking Conditions and I agree to be held responsible for any and all charges due and payable on this booking. I declare that I am over the age of 18 years.
Payment
Payment of the total rate (as specified) is required to confirm a booking. The booking will be confirmed in writing within 7 days of receipt of the payment. The payment is non-refundable. Full and final payment for the holiday booking is required within 48 hours of the booking. If the outstanding balance has not been received by the due date, the Owner and/or the Booking Agent reserve the right to cancel the booking and the guest will forfeit the deposit. Cleaning fee of $500 is applied to all bookings. Payments made by credit card will incur a 3% fee via Square. For bank transfers their is no fee.
Security Bond
A refundable security bond of $1,500 is payable by Mastercard or Visa. This will be higher for any stay over two weeks, the exact amount is dependant on the length of the stay. Longer stays may have additional terms and conditions which may be in force depending on the length of stay. The bond will be refunded in full back to the nominated credit card or bank after the house has been cleaned and checked, provided there are no damages or excess cleaning or additional expenses incurred, usually within 14 working days after guests vacate. A breach of any of the Booking Conditions may result in forfeiture of the bond. The security bond is designed to cover any additional costs incurred by us, including but not limited to, lost keys, any breakage, theft, damage, excess cleaning requirements or extra guests beyond those declared by you. If you would like a housekeeping service during your stay, this can be arranged at your expense.
Number Of Guests / Gatherings
The number of guests occupying the property for the holiday must not exceed 8. If for any reason there is a change to the number of guests advised in the booking occupying the property or the number of beds required, the owners must be informed immediately prior to any change. Guests are not permitted to host parties or functions of any kind while staying at the holiday property. No commercial photography is allowed without prior arrangement. When your booking is confirmed, you will provide us with a list of all guests staying at the property, only these people are permitted to stay at the house. All eligible guests must provide an electronic copy their drivers licence (or another primary identification document) immediately following the confirmation of your booking.
Behaviour
Guests are obliged to behave in a manner that does not cause any damage to the property, offence to neighbours or additional charges to the owner. Complaints of excessive noise or unsociable behaviour by guests is a breach of the booking conditions and may result in eviction from the property or/and forfeiture of the bond. Expenses incurred as a result of guest behaviour, however caused, will be deducted from the security bond or authorized credit card.
Check-In / Check-Out Times
Unless arranged in advance with the Owners, Check-In Time is 3 PM and Check-Out Time is 10 AM. During the low season and for mid-week bookings, these times can be flexible. All requests for varying check in/out times will be accommodated wherever possible subject to approval. Late departure without prior approval may result in a partial forfeiture of the security bond.

Keys/Electronic code will be made available upon arrival at holiday destination. See final documents for details.
Linen & Towels
The accommodation includes the supply of all linen and towels for the specified number of guests & beds. This includes pillows, quilts or doonas, bed sheets, bath towels & bath mats, and tea towels. The supply of bed linen and bath towels is included in the price.
Cancellations & Insurance
Where written notification of a cancellation is received more than 60 days in advance of the holiday, consideration may be given to allow the guest to transfer the booking to another date. Where written notification of a cancellation is received less than 60 days in advance of the holiday, the guest shall be liable for payment of the full rental whether or not occupation of the holiday house occurs. Guests are strongly advised to take out comprehensive holiday & travel insurance to cater for any unforeseen circumstances. In the event The Arc Bondi Beach must cancel your accommodation for circumstances beyond our control a full refund will be made. However we will not be held liable for any further costs incurred.
Liability
No liability is accepted for any claim as a result of problems or accidents that occur at the property, or for any loss or personal injury or illness, however caused, while guests occupy the property. A condition of entering and/or staying at this property means that all guests understand and agree to indemnify the agent and owners against any responsibility or action(s) (legal or other), due to any action(s), incident(s), loss or injury(s) while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc.) during a stay or at any other time. If there is a power disruption or outage, gas outage or internet outage we will work with the relevant suppliers to get the service restored as soon as possible however we are not liable for any of these occurrences or any loss and inconvenience these may cause. Any damage to the property or its belongings however caused must be reported to the host immediately. We will work with relevant trades and suppliers to keep the home up to it's high standard however there is no liability for any delay or lack of rectification works.
Unused Services
Where the client chooses to cut short their stay or reduce the number of guests in the booking, a refund, credit or transfer is not available for any unused portion of the booking.
Lost Property
The Arc Bondi Beach does not accept liability for finding or returning lost property. It is the responsibility of guests to check before departure that personal belongings have not been left in the house. A minimum charge plus the cost of retrieval, post and packaging (paid in advance by credit card) will apply if any lost property is to be returned to guests.
STRICTLY NO SMOKING
Smoking on the property both indoors, outdoors and within the premises of The Arc Bondi Beach is strictly prohibited. Guests are expected to observe the “NO SMOKING on premises inside or out” requirement for the duration of the holiday including the balconies or pool area. If there is any evidence of smoking $1,000 will be deducted from the security bond or from the authorized credit card for a specialised clean to eliminate odours and remove chemical residue before future guests may use the space.
Noise
Please consider our neighbours and be respectful with no loud noise permitted after 10pm. Guests are expected to be considerate to neighbouring properties and not give cause for complaint due to excessive noise or unsociable behaviour at any time. No parties are permitted. If there is a noise disturbance and the police are called the security bond will be forfeited. In addition if their are reports from neighbours about noise disturbances you will forfeit your bond.
Cleaning & Damages
It is the responsibility of the guests to ensure that all doors and windows are securely locked and that the property is left in a clean and tidy state at the end of the holiday. This means that guests must wash & put away crockery, glassware & cooking utensils; remove all foodstuff from the refrigerator; thoroughly clean anything that has been made dirty or used; properly dispose of rubbish in bins provided; and sweep up excess dirt. If the home is not left clean there maybe additional cleaning fees (e.g. rubbish not being removed, dishes not washed and put away, barbecues not cleaned). In the event that cleaning of the house exceeds the cleaning time allowance, the guest will be charged for the cost of excess cleaning and this amount will be deducted from the security bond or from the authorized credit card. Guests are expected to look after and take all reasonable care of the property and all the furnishings and equipment included in the property. Any faults, damages or breakages must be reported to the Owner immediately. Guests will be liable for any breakages or damages caused to the property during the guest's holiday occupation and all costs of repair and replacement shall be deducted from the bond or payable upon demand to the owner. You become responsible for any and all damage and loss to the property and its contents from the date and time you check-in to the date and time you check-out. The Arc Bondi Beach is designed to a very high standard, it is finished and furnished with costly materials and products. Any damaged or missing items in the properties will be charged the full advertised replacement cost and product brand.
Terms & Conditions & Guests Responsibility
Guests must not move any furniture. No furniture or equipment for use inside the property is to be moved outside. You commit not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted or if not previously agreed with us. No sand is to be brought into the property as it damages the internal features and furniture, when going to the beach you MUST wash off in the outdoor shower which can be found down the laneway outside. Any surfboards must be kept down the pathway of the property. Any breach of any of the above rules may result in the forfeiture of partial or all of the bond plus liability of further damages and loss of income. The Arc Bondi Beach are authorised to conduct spot checks or to have trades attend the home for urgent or regular maintenance to the property. Please take care to turn off Air Conditioning, lights and any electrical items where possible and when leaving the house. No fires are to be lit while unattended. No paper towels or flushable wipes are to be used in the toilets as this can cause blockages in the homes drainage systems, one must only use toilet paper for the toilets. If you are staying at the property on a Tuesday night it is your responsibility to take out the garbage bin and roll them into the front of the driveway next to the road by the curb. On Wednesday morning (after they have been emptied) kindly put them back to the original spot. Guests are responsible to ensure that the doors and windows are fully locked prior to leaving the home and will be fully liable should any loss occur due to not securing the property properly, this includes holding the front door so it closes and locks securely. Guests ID's must be supplied and sent prior to arrival.
